5 Things Every First-Time Houston Homebuyer Gets Wrong

Buying your first home in Houston is exciting, terrifying, and confusing all at once. And if you're like most people, you're going to make at least one of these mistakes. Don't worry — that's what we're here for.

1. Skipping the Home Inspection

We get it — the market is competitive and you want to make your offer as attractive as possible. But waiving a home inspection is like buying a car without ever looking under the hood. Houston homes have their own special set of issues (foundation, flooding, termites) and you need to know what you're walking into.

2. Falling in Love with Staging

That beautiful furniture, those perfectly placed throw pillows, the scented candle that makes the kitchen smell like a bakery — none of it comes with the house. Look past the staging and focus on the bones: layout, condition, location.

3. Not Getting Pre-Approved First

Browsing Zillow is fun. Getting pre-approved is not fun. But if you show up to a showing without a pre-approval letter, no one is going to take you seriously. Get your finances sorted before you start falling in love with houses you might not be able to afford.

4. Ignoring the Neighborhood

Houston is massive and every neighborhood has its own personality. A house might look perfect online, but if it's 45 minutes from your job, next to a highway, or in a flood zone, that dream home becomes a daily headache. Drive the neighborhood at different times of day before you commit.

5. Not Asking Enough Questions

Your agent works for you. Your lender works for you. The inspector works for you. Ask them everything. Why is this priced low? What's the flood history? How old is the roof? There are no stupid questions when you're spending hundreds of thousands of dollars.
